If you are selling your home then Thames Valley Energy Services can help you deal with the requirement for you to provide an independent Home Information Pack which includes the Energy Performance Certificate.
We can also produce the Energy Performance Certificate (EPC) on its own if you are putting the pack together yourself or are using your own HIP provider.

Why do you need a HIP?
HIPs are designed to speed up the home buying and selling process. The HIP provides important information about a property so that buyers can make an informed decision before making an offer, and the sale is not delayed because of unexpected issues.
When do you need a HIP?
You need a HIP whenever you put a house or flat on the market in England and Wales. The HIP must be ordered and paid for (or arrangements for payment made) before marketing starts i.e before a property is advertised or a sale board erected. There are a small number of exceptions e.g. when selling a property with a sitting tenant. Please contact us if you are unsure whether a HIP is required.
Whats included in the new legislation brought out in April 2009?
You now need to fill in a property information questionaire (PIQ) which will be sent to you to by email preferably, and will be included within the HIP pack this comprises of basic questions relating to your property such as information on boiler services you have had etc. This is at no further cost to you than previous prices quoted before April 2009.

Will someone need to visit the property?
Yes, a Domestic Energy Assessor (DEA) will need to visit the property to carry out an energy performance survey. They will measure the area of the property and record information about its construction, heating and lighting systems. This typically takes between 40 and 90 minutes, depending on the property size. The assessor requires access to all rooms in the property and to the loft space.
How long does it take to produce the HIP?
It usually takes around 7 working days to complete the HIP. Occasionally it can take longer if the local authority or water company are slow in providing the information, or if the DEA has to wait to access the property.
What will the HIP look like?
Most HIPs are supplied in electronic form as a PDF document. This means that they are portable, easy to file and can be swiftly sent to people who need them e.g. buyers and solicitors.

How long does the HIP last for?
Whilst the property is on the market there is no need to update the pack. If marketing stops and re-starts for any reason e.g. because a sale has fallen through, a new pack is not required so long as the property is re-marketed within one year of the date marketing first began.
